For the commercial real estate, REIT and data center industries, the COVID-19 pandemic has brought an especially painful seven months. Whether buildings are sitting unoccupied like many office spaces, or they never shut down such as in the data center space, this pandemic is accelerating trends, creating uncertainty for future operations and ultimately hurting NOI and revenue numbers.

These difficult times are creating a new sense of urgency around old challenges and forcing leadership teams to rethink the status quo. These challenges include:

  • Managing a growing deferred and backlogged maintenance list
  • Making more efficient and prioritized investment decisions with limited capital
  • Measuring and correctly prioritizing capital expense from portfolio to portfolio to improve Cap Rates and NOI
